The latest market snapshot from Blythe Underwood-Creek of Mt. Hood Real Estate shows an uptick in median prices and closed sales of homes, cabins and condos in 2013.
144 homes and cabins on or near Mount Hood have sold in 2013 so far, compared to 132 over the same period in 2012.
The median sale price for 2013 is $209,500, a significant increase over $169,500 in 2012.
One big factor in the price increase: The percentage of foreclosures and other “distressed sales” on and around Mount Hood dropped from 26 percent in 2012 to 14 percent in 2013.
Among the recently closed deals are a four-bedroom riverfront home in Welches for $621,250 and a 1248-square-foot condo in Government Camp for $284,000.
Looks like the market is finally sorting out the mess left behind by the economic meltdown of 2008.
Blythe’s market snapshot studies properties in Welches, Rhododendron, Bridghtwood and Government Camp. There are currently 153 properties on the market in those communities, ranging from a rustic Forest Service cabin in Rhody for $83,000 to a beautiful log chalet in the heart of Govy for $919,000.
